Hi All,

Well, I had this happen recently.

Basically there are one of 4 situation that occur when a property under contract does not appraise.

1. The Seller has to reduce the purchase price to the Appraised Price.

2. The Buyer has to pay the difference between the Appraised Price and the Contract Price (out of pocket).

3. There is some other negotiated agreement between the Buyer and Seller to bridge the gap between the Appraised Price and the Contract Price.

4. The deal falls apart.  If the deal falls apart, the Buyer should be entitled to a full refund of the Binder/Escrow Deposit.

With my most recent closing, the Buyer and Seller agreed to renegotiate the Purchase Price.

Hey folks,

Just wanted to take a moment and let you know what I think about Home Warranties.

I think they are very important.  I have one on all the properties that I own.

My Home Warranties cost me about $400.00 per year, and the service call is about $50.00 depending on which property and what extras are covered.

Usually, every year I have an issue or two on each property.  So my out of pocket expense for the year is normally about $500.00 or so.

I just got off the phone with the HVAC Repair Guy who is going out to check out why the HVAC won't cool the house.  The value of picking up the phone and making a call to get a Service Professional out in a couple of hours is priceless.  If I did not have this protection in place, I would have spent over $500.00 on just this one call.

Last month, one of the Washing Machines broke.  Again, I made the call and the Service Professional was on site that day.  The Washing Machine was 20+ years old.  The

The best part about it, I am covered for the rest of the year for anything else that comes up.

I just got the following emailed to me by a Local/National Bank Loan Officer...

It is important that you know what and who you are dealing with.  If you don't, make sure your Realtor does, and can guide you in the right direction based on your specific needs.

My understanding in speaking with this Loan Officer, is this program works for Single Family Residential Real Estate as well as for Mult-Family Real Estate.  I doubt they would have anything like this for Commercial Real Estate in the Tallahassee area.

This is the view for a year...We did have a bit of a Market Shift in the 3rd quarter of 2006.  With Buyers starting to look again in Oct, Nov, and Dec.  Since about January 2007 I think the Buyers started looking back into the market.

All in all, I think Tallahassee and Leon County as a who is getting back on tract.  I feel the appreciation number her will be mostly cut in half, or by about two thirds for 2007.  I don't see anything that will cause us to be negative of below the 2-4 percent appreciation Tallahassee has seen over the last 3 Decades..

Bottome line folks...good time to buy...take advantage of it while the leverage lasts...
