I just want to take a moment and let you all know it is OK if you have a Real Estate Agent.
It is important that you tell the Listing Agent who your Agent is when asked. No one wants to step on anyones toes.
Buyers should not be afraid say they have an Agent. The Listing Agent will be glad to give you the information you need about the listing.
Here is where things get out of hand. If the Listing Agent shows the Buyer the property, the Listing Agent is what we call "Procuring Cause". When the Buyers Agent presents the Offer for the Buyer, who they did not show the house to, who do you think deserves to get paid the commission for the Selling (Buyer) Side of the Transaction? I can tell you what every Real Estate Agent will tell you...The Agent who was "Procuring Cause".
So, if you want your Buyers Agent to get paid for helping you with your Real Estate needs, you need to be up front that you have an Agent, and let the Listing Agent know who that agent is...you might be surprised to find out both Agents are friends and have great working relationships...
