I recently read a great article in the Tallahassee Democrat on reasons to get a home inspection before you buy. I'd like to share with you a few points from the article but first share a personal experience that I have had with inspections.

When I say personal, I do mean personal. Maybe you are a first time home buyer or maybe you are an experienced veteran. Either way I'm sure you know that feeling of excitement when it comes to finding the one. The perfect home that matches everything you have been looking for. Great curb appeal, updated kitchen, fenced in back yard for the kids or pets. Anyway, I think you get my drift.

Nearly 2 years before relocating to Tallahassee, I found that perfect home. Being in Real estate, I know the importance of inspections so I immediately had both the Termite inspection which is also referred to as (WDO-wood destroying organisms) and the Standard inspections lined up for the same day. To make a long story short during the inspections, they found "LIVE" termites. I tried not to be devastated but I was quite disappointed. It would was most likely 15 thousand dollars worth of damage if not more. The good news is that I was able to cancel the contract and did not end up with a money pit. This is just one example of why home inspections are so valuable.

If that's not enough here are 3 more good reasons:

1. Cut Cost- getting home inspection and help you determine the maintenance you might incur in the upcoming years. The home inspection will more than pay for itself if any of your major systems in the home are found in ill repair.

2. Boost your Home Owner I.Q.- This is a great time to learn almost everything there is to know about your home. If you are the hands on type you can actually go around with the inspector and often time they will explain what they are doing through the proceeds.

3. Build a better Budget- Home inspections are great for pointing out potential problems and giving you a good indications of the life expectancy on things such as A/C, appliances and roof. If you know you may need to replace the roof in the next 3 years, you can start budgeting for it.

Even if you are buying a new home, it is still advisable to get an inspection. Builders are people too and can make mistakes. So whether you are buying a new home or a resale don't skimp and try to save a few hundred bucks because it could end up costing you thousands.
